The nominal rate your bank quotes — in Germany the Sollzins, not the Effektivzins. The effective rate already includes fees and is meant for comparing offers, so entering it here would count those fees twice.
Most mortgages fix the interest rate for a number of years, not for the whole term. When that period ends, part of the debt is usually still outstanding and has to be refinanced at whatever rate applies then. The app shows exactly how much that will be — the number that decides whether a low rate today is actually a good deal.
That is the arithmetic, not a bug. A repayment rate sets the monthly payment as interest plus repayment; at 2% initial repayment a loan runs for roughly 30 years, even though 100 ÷ 2 suggests 50. Each month a little more of the payment goes to principal, which is why it finishes sooner than the naive figure.
The monthly payment you entered is smaller than the first month's interest, so the debt would grow instead of shrink. Raise the payment or lower the rate.
They will be very close, usually within a few cents per year. Banks differ in day-count conventions and in when they book payments; the app uses the standard monthly annuity with amounts rounded to cents, the same basis as the schedules lenders print.

No. The app is a calculator: it works out what the numbers you enter imply. It does not recommend a loan, and it cannot see your circumstances.
Yes, completely. The app makes no network requests at all. Your loan stays on your device — nothing is uploaded, and there is no account.
